oceana walk case study

When I commenced on Oceana Walk, the retail mix was very disjointed with two massage operators (both delinquent), beauty, a couple of fashion operators, quasi craft/art market operators, tattooist and a graphic design office that was primarily vacant during trading hours. Many dead spots in the mall and no real activation. The gross income was $583,187.

41% increase in gross income and capital value:

Piggybacking off a couple of strong retailers that were already established at the centre and identifying gaps in the Cairns CBD market, we positioned the centre as an artisan and vintage space, specifically Oceana Walk is home to FNQ's most hip and eclectic range of fashion, vintage and food providors (www.oceanawalk.com.au)

Over the course of the next two years, we curated the ideal mix and enabled the asset to earn $827,220 in gross income. An improvement of 41% in gross income and capital value.

adelaide central market arcade case study

Central Market Arcade is a leasehold property for the Clarendon Property Group back to Adelaide City Council due for expiration in September 2018. The premises and entire Central Market Precinct is earmarked for development by ACC and has been for some time due to the protracted process in SA as well as issues arising from multiple titles. As such, the building is in a dilapidated state and there is an uncertainty for many of the retailers not knowing what will happen beyond the 2018 date.

26% under budget and 8/11 vacancies leased:

In 2015 I was tasked with endeavouring to retain as many retailers as possible till head lease expiration as well as try to maintain good activation and invigorate the centre as well as keep the retailers engaged and inspired in the face of uncertainty.

The potential loss of income reviewing the 75 retailers, their current arrears, current store performance and those that indicated they couldn't sustain their business was identified as $486K and 11 potential vacancies. We set an abatement budget of $150K which was underspent by 26% and 6 months out from head lease expiry, there are only 3 vacancies. We have also replaced some retailers with stronger performing retailers who are wishing to be part of the development story. One retailer (Let them Eat) has also franchised her business from her beginnings at Central Market Arcade.

An example of a previous greenfield project that Re-Solve delivered on. Orion Springfield Central, Springfield, Queensland which opened in March 2007 in a compromised catchment primary trade area of only approximately 12,000 residents. Orion was part of a brand new masterplanned community incorporating housing estates, commercial and education precinct, medical precinct and public spaces.

After a 24 month construction period Orion opened with:

  • Prime Minister opening the centre
  • 240,000 visitors over the first four days and $185,000 in free publicity
  • 92% occupancy upon opening
  • Minimal turnover of tenants in first two years of trading and turnover was kept to below 2%. (Industry average is 10%)
  • Awarded Property Council Qld Shopping Centre of the Year after only 5 months of being open
  • Awarded numerous other environmental and property development awards since opening including API, EPA, local council and UDIA

Client: Clarendon Property Group

Brief: Reposition Clarendon Centre South Melbourne from Fashion Centre to a Services and Relaxed Dining Centre and consolidate asset ready for redevelopment.

Over the course of 18 months, Stamford and Re-Solve, repositioned this asset through identifying retailers at risk and changing the mix to suit the needs of the growing trade area as well as market trends. In total, 5 retailers were replaced with more suitable businesses and various moves accommodated to “precinct” categories (eg streetfront casual dining and internally services supplemented with quick grab and go coffee/food). StudioIOD then delivered on the vision by working with retailers to produce high quality, efficient premises and is now continuing this work through the common areas with upgrades to amenities and seating areas to better reflect the new offer.

Clarendon Centre South Melbourne Achievements:

  • Increased customer traffic to the centre by 22% over a 2 year period
  • Increased the major tenant’s sales figures by 15.2% over a 2 year period
  • Increased valuation of the centre from $64 Million in 2013 to $125 million in 2017
  • New tenants are on average occupancy costs of 11%, below benchmarks for a neighbourhood centre.

Principal Alyson Wavish has 15 years’ industry experience managing and marketing static, redeveloping and developing assets. Skills include financial planning, budgeting, tenant liaison, facilities management, identifying and implementation of ideal retail mix, market research analysis, marketing strategy and implementation, responding to local and global market and economy and positioning asset and/or individual retail businesses for growth and prosperity.

Alyson has extensive retail property related experience and has worked in various centre management and marketing roles across both institutional trusts, private landlords and for property agencies.  Prior to her time in the property industry, Alyson managed many small businesses in the hospitality and events industry including bars, restaurants, large food and beverage operations and temporary event spaces.  She identified many inefficiences due to poor design and execution and made the decision to move into the property industry to learn the ropes with the ambition to eventually become a consultant and much needed conduit between landlord and retailer.  Now with years of experience on both sides of the equation, she is armed with the knowledge to assist clients to deliver the best fit retail solution for both parties.
